Tenancy management

For more information on managing your tenancy please refer to our ‘Your tenancy’ leaflet.

1. Do I need to let Viridian know when I’m going away on holiday?

If you are going to be away from your home for longer than 28 days, you must tell us in writing as soon as possible including when you expect to return or we may consider the property to be abandoned. You will also need to provide details of who we should contact in your absence in case of an emergency.

2. Can I sublet my property?

Your tenancy address must be your only or main home and you cannot sublet your property, subletting is a serious issue as it means:

  • Someone is making money by renting out a property which is not theirs to let
  • Someone is still on the housing waiting list or transfer list because the home they need is being illegally sublet.

We take firm action against residents found to be subletting their homes. Read more about subletting and find out how you can report suspected subletting.

3. Can I run a business from my home?

We encourage people to consider working from their homes, before you start your business you must get written permission from us. There are some businesses that we would not give permission for. These include carrying out vehicle repairs or running a hairdressing business. Please contact your local office for more information.

4. Can my tenancy be passed to someone else when I die?

In some instances tenancies can be passed to a person who qualifies to succeed the tenancy, in these instances you will need our written consent. You should always contact your local office and ask to speak to your housing officer who will be able to advise you whether you have the right to pass your tenancy on.

5. What notice period do I have to give to leave my property?

We always ask that you give us four weeks notice when you leave your property.

6. I can’t give Viridian four weeks notice because my new tenancy with another housing association starts on Monday - will I be charged four weeks rent for the notice period?

Yes, you must continue to pay your rent for the four week period, in some instances Housing Benefit may be able to assist with this cost.
